PROJECT: Building of 30 housing, 5 offices and a parking.

Collaborators: JORDI PUJOL I LIÑAN, architect, LAIA ESTEBAN CLARET, architect.

LOCATION: Mallorca Street, 376-380 Barcelona

DATE: June 2007

SPONSOR: METRO 3 S.A.

BUILDER: METRO 3 S.A.

BUDGET: 1.489.527,81 €

BUILT SURFACE: 3.995,81 m2

The project comprises the ground floor and mezzanine, with the planned creation of three premises without specific use (functions dependant on the license granted) and five offices with direct access to the inner courtyard of the block, five floors with six dwellings per landing and two basement floors for parking.

The ground floor contains vehicular access to the car park, three premises, and the main entrance with pedestrian access to the car park, the vertical core to access the apartments and the access to the five offices that open out on to the interior patio.

Six apartments are planned on each of the next five floors of the building with three at the front and three at the rear, two one-bedroom flats and four two-bedroom flats. The flats that overlook the interior courtyard have balconies.

As the building is located very near the Sagrada Familia within the 'Ensanche' district of Barcelona, the Calle Mallorca façade will aim to be a modern interpretation of the conditions inherent in the "Ensanche typology" projecting the dictates of the strict rules that are required in this area.

The façade achieves the regulatory requirements, such as a flat and symmetrical treatment, through the creation of vertical wooden slats with holes in the timber, reminiscent of "bar codes'.

The flatness of the facade, in this case and in line with what the local council allows, is justified since the split of the reference plane of the block (stone) with another plane at 45 cm (wood and glass flying plane). The differential treatment of the two planes reinforces the concept of dual flatness.

Windows are protected by a series of moving slats, which personalises the building, provides protection from the sun and allows beautiful views of Sagrada Familia.
